Carriagehouse Way

Q2 2026

Customers inherited a condo in West Knoxville and needed it flipped quickly in order to prepare for a sale or get it into the rental market. 

The condo was a 1,500+ sqft unit with 3 bedrooms, 2 bath, a great room, kitchen, garage and back patio area. 

After an on-site consultation with the owner and their realtor, we defined the project scope and both parties signed the home improvement contract.  

We came in and first laid down protective material to cover floors, cabinets, furniture and appliances, then meticulously identified, patched and sanded all surface imperfections. 

Next we removed outlet and light switch covers, bathroom wall-mounted accessories, mirrors, etc. and gave all the walls and wooden trim a good cleaning. We also gathered all personal items and collected them for the owners to manage. 

Two coats of Sherwin-Williams HGTV Home paint+primer were applied to the walls, and as needed to trim and ceiling areas. 

 

Beyond paint, we went above and beyond:

  • Discovered some wall damage that had been hidden behind the refrigerator, and worked with the home owner to get that drywall replaced and ready for paint.  

  • Removed TV mount above fireplace mantle, cleaned and painted all drywall surface and edges, then reinstalled the TV mount.

  • Cleaned and painted the fireplace mantle.

  • Extra sanding for a wall that had been given a glitter texture treatment from previous owners, allowing it to better fit in with the rest of the property.

  • Cleaned and vacuumed all painted spaces, leaving the condo in pristine condition.

 

We finished on schedule and the owners were elated.
